Tampa’s Growth Engine: 7 Big Moves This Week

Hey, here’s what’s going on around Tampa this week.
 
The pace of growth right now is wild. South Hillsborough is turning into a retail hub, Rocky Point is about to feel like Miami, and Ybor is evolving faster than anyone expected.

Here’s what to keep your eye on.

1. Apollo Beach | Big Bend Promenade/Marketplace

Construction fencing is up off Big Bend Road. The long-awaited Promenade at Apollo Beach is finally moving forward with 750,000 square feet of retail, 930 apartments, a 250-room hotel, and about 15,000 square feet of office space. The first building (around 164,000 square feet) is rumored to be a big-box anchor like Costco or Target.

Why it matters: South Hillsborough keeps booming, but until now, there’s been no true “downtown” or walkable retail core. This project flips that. Expect a mixed-use community that pulls daily traffic and jobs back into the area.

Watch for: Infrastructure improvements along Big Bend and how the retail lineup fills in before vertical construction starts.


2. Rocky Point | The Godfrey/WTR Site Transformation



The $30 million sale of the Godfrey Hotel and WTR property is setting up a huge mixed-use redevelopment. Plans include a 16-story residential tower, 14-story hotel, 489 units, 215 rooms, restaurants, and a resort-style setup with 1,200 parking spaces.

Why it matters: Rocky Point has always been “drive-through nice,” not “destination nice.” This flips the script. The area could finally get the kind of luxury residential and resort vibe that keeps people staying, not just visiting for brunch.

Watch for: Hotel branding, restaurant partners, and whether they go ultra-luxury or coastal casual.



3. West Tampa | The James Hotel in the Old Balbin Bros. Factory



The historic Balbin Brothers Cigar Factory is getting new life as The James, a boutique hotel by Sonesta’s MOD Collection. Construction is already rolling, with completion aimed for 2028.

Why it matters: West Tampa’s history runs deep, but this brings something fresh. It’s not just another restoration. It’s a statement that this area is ready for design-forward, higher-end projects that still keep its character intact.

Watch for: Whether they bring in local partnerships for the restaurant and event space. That will determine how connected it feels to the neighborhood.



4. Water Street | Predalina’s Holiday Relaunch



Predalina, one of Water Street’s standout restaurants, is closed for a redesign. It’s keeping the Mediterranean core but going for a warmer, more lounge-style feel with an Oxford library meets old-world supper club vibe.

Why it matters: Water Street’s next phase depends on nightlife and hospitality, not just offices and residences. A refined, late-night spot is exactly what the district needs to feel complete.

Watch for: Its holiday reopening. If it works, you’ll see more operators follow this model, focusing on quality over quantity and design over hype.



5. Riverwalk | Icon Towers Filing Lands



The Related Group officially filed plans for Icon Phase I, a 38-story residential tower with 269 units and over 14,000 square feet of retail. It will feature a “woonerf” (shared street) design that prioritizes pedestrians.

Why it matters: This is the next chapter of the Riverwalk’s growth. It connects the west side with downtown’s high-rise core, adding density and walkability.

Watch for: Retail tenants. That will make or break how vibrant the lower level feels.



6. Pirate Water Taxi | New Fleet, Better Routes


Four brand-new water taxis are hitting the Hillsborough River this fall, each built custom for the city with smoother bridge clearance and faster routes. The system is moving to a single continuous loop connecting more stops with less waiting.

Why it matters: It’s not just a tourist thing anymore. Water transit is becoming a real mobility layer for Tampa. It’s clean, scenic, and cuts through traffic.

Watch for: Whether they expand late-night service once demand spikes from Riverwalk and Ybor events.


7. Ybor City | Gasworx Hits a Major Milestone



Grow Financial’s six-story, 145,000-square-foot headquarters just topped out inside Gasworx, the massive 50-acre redevelopment linking Ybor and downtown. The project is adding thousands of homes, new parks, and a streetcar stop.

Why it matters: Ybor’s future isn’t just nightlife anymore. Gasworx is the connective tissue between history and modern urban life. Offices, retail, and residential all in one zone is how neighborhoods evolve.

Watch for: Retail announcements for the street-level marketplace and the park’s activation plan next spring.
