Tampa’s Getting Smarter About Growth
From development to transportation, Tampa is making changes about it's growth.
In this week’s episode, we take a look at a few projects moving at the same time that give us a clearer picture of where this region is heading.
Derby Lane: 130 Acres at a Real Junction

Derby Lane sits in a location anyone working in development already knows well. Gandy connects into 275 and that takes you straight over the Howard Frankland. You can reach St. Pete, Tampa, Gateway and the base with very little friction. Sites this size rarely open up in Pinellas with that level of access.
Gandy gets heavy during peak hours. Northbound 275 slows down in the afternoons. If anything moves forward here, transportation planning will need to evolve with it. Better transit options, more ways for people to move, and long-term connections that make sense for the area.
The potential is clear. The infrastructure piece just needs to move with it.
Waymo: Autonomous Vehicles On Tampa Roads

Waymo expanding into Tampa shows the region’s road network is ready for a wider range of mobility tools. They evaluate markets heavily before entering. Tampa’s road patterns work for what they are building.
Autonomous fleets take pressure off parking and make movement more flexible. This lines up with the other mobility work across the Bay. The counties continue planning for additional options layered into the transportation system.
It is a steady shift that fits the direction the area is heading.
Accardi Residences: Infill That Fits The Block

Accardi keeps building clean, well-designed homes on tighter infill lots. Everything they put out blends into the existing streets. The scale is right. The design sits comfortably. Buyers respond well to it.
There are a lot of underbuilt pockets across Tampa and St. Pete. They take patience and the numbers can be tight. When the design respects the neighborhood, these projects settle into place naturally.
It is a simple approach that pairs well with how the city is growing.

USF Fletcher District: A Research Area Taking Shape

The area around USF and Fletcher Ave is still early in its growth, but it is slowly forming into a research oriented district. USF is leaning further into biotech and medtech partnerships and the physical environment around those efforts is starting to develop.
Housing and amenities are still limited. These types of districts usually grow through a series of steady steps. The activity you see today is the foundation that supports more growth over time.
Long-term thinkers will recognize the opportunity forming here.
SouthShore Sportsplex: Amenities Finally Landing

SouthShore has seen steady population growth and the family amenities have not kept pace. The Sportsplex starts to close that gap.
More fields, more space and a central spot for the community. Parents have been driving far for basic youth sports. This adds something closer and more reliable.
Amenities like this help neighborhoods settle and feel more complete.
Advanced Air Mobility: Early Steps Taking Shape

The groundwork for advanced air mobility is moving forward across Tampa. Vertiport planning, drone corridors and ongoing coordination with the airport and FAA continue to build out the foundation.
This creates more flexibility in how people and goods move around the region. It gives Tampa additional capacity without having to rely entirely on road expansion.
As these pieces come together, some sites that once felt far from the core will feel more connected than before.
