Tampa Bay Development Update: Towers, Malls, and a Twitch Star’s Beach Buy

Tampa Bay’s development scene is still on fire, with no signs of letting up. From St. Pete’s first designer-branded tower to a $250M mall refresh and a famous streamer snapping up waterfront real estate, here’s a quick rundown.

Roche Bobois Tower: St. Pete’s New Skyline Star

A 29-story Roche Bobois-branded condo tower is moving forward on 4th Street South in downtown St. Pete, featuring 165 luxury residences and ground-floor retail/restaurant space.

- Location: 4th St S & 4th Ave S

- Program: ~165 condos + 4,100 sq ft retail

- Why it’s hot: National luxury brand on the sign means stronger comps for downtown sellers, but they have some competition with Waldorf Astoria and 400 Central right now.

Haven Goes Seafood in Hyde Park (2027)

Bern’s Steak House Company is converting Haven into a new seafood concept, opening fall 2027 while keeping the original open through summer. This has been one of our favorite spots for Happy Hour for years now, we are excited to see what the changes have to offer.

- Location: W Morrison Ave

- Timeline: Closes summer 2026, reopens 2027

- Real estate angle: Walkable restaurant brands boost neighborhood desirability. It also makes a ton of sense for Bern’s to step into the seafood space since they dominate the beef space.

Twitch Star Tfue Buys Woody’s Waterfront

Streamer Turner “Tfue” Tenney bought the damaged Woody’s Waterfront site on St. Pete Beach for ~$2.4M, planning a new restaurant.

- Why watch: Influencer cash chasing Gulf-front proves the market’s heat. The beaches are going to see a lot of changes in the next 2-3 years after taking on 2 generational storms last year. Keep your eye on the coastlines to see where things go.

Farmers Market Takes Over Derby Lane

Pinellas Farmers & Flea Market relocated to the former Derby Lane site off Gandy, running weekends with 150+ vendors.

- New spot: Win! Derby, 10490 Gandy Blvd N

- Hours: Sat-Sun 7am-1pm

- Bigger play: Activating 130 acres while mixed-use plans brew

International Plaza’s $250M Refresh

Simon Property Group is investing $250M+ in three malls, including a 50,000 sq ft open-air expansion at International Plaza.

- Focus: Open-air lifestyle wing + center upgrades

- Start: 2026 construction

- Impact: Boosts Westshore/TPA hotel, office demand

Pura Vida Lands at Water Street

Miami wellness café Pura Vida filed for 4,200 sq ft + patio at 1038 Water Street.

- Vibe: Smoothies, bowls, coffee

- Location: Next to Wagamama

- Signal: More brands chasing Water Street’s rooftops

The Cade: Mirror Lake’s Boutique Condos

7-story, 15-residence luxury project launched sales overlooking Mirror Lake in downtown St. Pete.

- Sizes: 2,169–3,420 sq ft

- Address: 749 Burlington Ave N

- Niche: Low-density luxury for city dwellers
