Rays stadium drama, Tesla robotaxis confirmed, a Nashville restaurant coming to Rome Ave, a massive industrial deal in St. Pete, and more. Here's what went down.

A lot of new pieces of land to talk about this week and some revisits of our popular discussions. But first, I want to give a shoutout to the South Tampa Chamber. I went to the Taste of South Tampa yesterday on Bayshore and they put on a fabulous event. Met the owner of Ava, Michael Stewart, a Tampa legend.

As this community grows, and more businesses want to get involved, in person events are something we would really like to start doing with you all as a community. Something along the lines of a dinner club to start maybe.

🏟️ Rays Stadium Plan Tied to $55B Economic Projection

The Rays held their first real public forum at Hillsborough Community College this week. New CEO Ken Babby laid out the full vision: a $2.3 billion domed stadium inside a 113-acre mixed-use district with housing, retail, office space, and hospitality all around it. They're asking for $1.15 billion in public money alongside $10 billion in private investment, and they're projecting $55 billion in economic impact over 30 years.

Governor DeSantis and the Florida Cabinet already designated 22 acres at HCC for the project and told state agencies to move fast on permitting. That's a pretty big deal.

Why It Matters: We aren’t just having a baseball stadium conversation anymore. This is about what happens to the Dale Mabry corridor and the neighborhoods around it for the next few decades. The public forum got 363 responses, so people are clearly paying attention and have opinions, I just wonder if they’re just posturing or if they are actually listening.

What's Next: More community meetings are coming. Funding negotiations between the Rays, Hillsborough County, and the state still need to happen. The team wants to open in 2029, so things need to move quickly.

🚕 Tesla Inks Major Deal to Bring Autonomous Robotaxi Program to Tampa

Tesla officially confirmed Tampa as one of seven U.S. cities for its first robotaxi rollout in 2026. The launch is tied to the Sports District area near Dale Mabry. Fully autonomous, app-hailed rides, no driver behind the wheel.

The best comment when this news dropped was someone saying "traffic is already cooked… this should play out well." Which honestly, same. But it's still a big deal. I think the only way this helps or works if it becomes the majority of cars on the road are autonomous. Otherwise, a human is bound to mess it all up.

Why It Matters: Tampa being on a short list of seven cities for something like this is a real signal. And from a real estate angle, easier autonomous transit could shift what neighborhoods people are willing to live in and invest in. That ripple effect is worth watching.

What's Next: Mid-2026 is the target for rollout. City coordination is still being worked out. This is going to come up in a lot of conversations about transit and urban planning for a while. I will be sure to take you on a ride and share my experience when they launch.

V Modern Italian out of Nashville just filed permits for a NoHo Tampa location on Rome Avenue through the Rome Collective group. If you've seen the interior photos floating around, you get why people are excited. The place has murals everywhere, great lighting, and the kind of pasta menu that makes you want to make a reservation before it's even open.

The post announcing it has over 1,000 re-shares, which tells you everything about how the local community feels about Rome Ave right now.

Why It Matters: Rome Ave keeps attracting operators who actually care about the neighborhood they're opening in. That's how corridors build lasting identity. South Tampa is in a good run right now and this just adds to it. You’re obviously still hearing some negativity from those who have lived there for years and just want to complain about every little change, but for the most part, this seems to be like a positive add to the community.

What's Next: Permit approval and build-out are still being worked through. No opening date yet, but once this one opens it's going to be a scene.

🏗️ Tampa Is Working to Simplify Building Permits for Small Businesses

The City of Tampa's Chief Building Official JC Hudgison went on the Tampa Bay Developer Podcast, a must listen each week if you live in the area. But this week he talked about a real push to speed up and simplify the permitting process for small businesses doing commercial build-outs.

If you've ever talked to a business owner in this city, you know the permit wait is one of the biggest frustrations. You've got the lease signed, the contractor ready, and the permit just sits there for months while the rent clock is running.

Why It Matters: Cutting that wait time down matters a lot for small operators and for neighborhoods trying to fill storefronts. More businesses opening faster is good for everyone.

What's Next: Updated guidelines are expected to roll out over the coming months. If you have a project in the pipeline, it's worth a conversation with the building department to see what's changing.

🏭 65-Acre HSN Headquarters Under Contract for One of Tampa Bay's Largest Industrial Projects

Greystar has the old HSN campus in north St. Pete under contract. The plan is to tear down nine buildings and build over 400,000 square feet of new warehouse and industrial space across three new buildings, with 600 parking spaces included.

This would be one of the largest industrial projects Tampa Bay has seen in 20-plus years. It's not the most exciting story visually, but it's one of the bigger real estate moves in the region right now.

Why It Matters: Industrial real estate is where a lot of institutional money goes, and demand in Tampa Bay has been strong for years. A site this big with good highway access doesn't come around often. Greystar putting it under contract is a clear vote of confidence in where this market is headed.

What's Next: City review is in process. Construction follows once approvals come through. Worth keeping an eye on if you follow the Pinellas and I-275 commercial real estate corridor.

🏙️ St. Petersburg Received 9 Proposals for the Tropicana Field Site

St. Pete received 9 development proposals for the Tropicana Field and Historic Gas Plant District site after reopening the process. The pitches reportedly include thousands of housing units, office and lab space, retail, hotels, and some version of a baseball component, though how that fits with the Rays situation is still unclear.

This site has been in limbo for a long time. It's one of the most significant pieces of land in the whole Tampa Bay area, and getting it right really does matter for the future of downtown St. Pete.

Why It Matters: Whoever gets selected here is going to shape St. Pete for the next 50 years. Nine proposals is a good sign because it means the city has real options to choose from. Let’s just hope they don’t blunder this incredible opportunity.

What's Next: The city will review the proposals and move into public hearings and a selection process. Shortlisted developers should be announced in the coming weeks. This is going to be the St. Pete story all year.
